Prepare for your project thoroughly. Plan everything ahead of time from materials to best practices to execution. Research online and educate yourself.

Check with your local building department on what jobs require permits (eg. plumbing, electrical, etc.). Make sure your contractor obtains all prior to execution.
If you are going to make any structural or floor plan changes you will need an architect to draft architectural plans and file with the department of buildings.
A contract is important but only if you decide to take the dispute to court. An additional way to eliminate risks is to define the scope of work and set payment milestones.
Making payments by the milestones achieved will allow you to have control over the progression of your project and will help you keep the contractor at bay.
All housing built before 1989 has asbestos, if it was built before 1980’s it also has lead. Disturbance of those materials requires specialized treatment and disposal.
Thermal and fire insulation is important, but not as much as acoustic especially in your everyday life. Otherwise you’ll be disturbed by surrounding environments.
Explore the option of layering new flooring on top of the existing floors first. Any work on old floors may disturb core structural elements or hazardous materials.
Check with your building management before doing any work on old plumbing (even minor one). Otherwise, you may be forced to replace all branch piping.

After you provide us with some project details, we can start working on generating a detailed Scope of Work. This Consultation is completely free and doesn’t require any commitment from your end.
We are going to put together a Scope of Work that will include a full breakdown of work, materials, and pricing. Our goal is to make it as detailed as possible so that you can get an accurate and transparent cost estimate along with complete understanding of the project. To get an idea of how our Job Scope may look like, you can check out this example Here (keep in mind that its structure may vary depending on the project).
To make sure there are no unaccounted restrictions or limitations that may affect project execution, we will check previous construction records from Department of Buildings, compliance with mandatory building codes and regulations, presence of any pending legal disputes and violations associated with the property, zoning, boundary lines, presence of hazardous materials, structural defects, and some other things.
As a part of Pre-construction process a few things should be done including drawing architectural and engineering plans (if needed), pre-purchasing required materials, construction site preparation, coordinating the schedule with designers, architects, subcontractors, suppliers and other parties involved, preparing special tools & equipment, obtaining necessary permits and scheduling any required pre-construction inspections.
Your project will be executed step by step in accordance with the outlined Job Scope and developed Timeline. Upon completion of each step, you will be provided with detailed updates either online or in-person (depending on your preference). Additional discussion can be scheduled throughout the way in case you want to request changes or additions that will require updating the original Job Scope.
Together with you, we will compare the Jobs Scope against the work that was performed. We would like you to make sure that the project was completed as planned and you are happy with the results. We might also go through a punch list of any final adjustments that you may want to make and perform finishing cosmetic touch-ups in case there are any minor damages from furniture delivery, appliance & cabinet installations.
